In this project delivery method, the Architect and CM+GC, along with key consulting engineers and key specialty contractors, are all bound by the same contract with the owner. 

• This is known broadly as an Integrated Form of Agreement (IFOA) and includes a target cost for the project as well as defining reimbursable costs, set markups for indirect costs, Overhead and Profit (OH&P). 
   
• There is usually a sharing component for cost savings with OH&P reimbursement being capped to keep everyone aligned. See the AIA IPD Family of Docs. 
   
• Many IPD projects utilize lean construction methods, including the Last Planner. 
   
• IPD an Action Guide for Leaders was put together as a collaboration. The most challenging aspect of an integrated delivery method is cultural alignment, which requires a foundation of deep trust and teamwork between all parties.
